Your Peace of Mind is Our Passion!
It’s understandable to be nervous when you’re buying a house, whether you are a first-time buyer, a veteran homeowner, or an investor who buys multiple homes. Home buying is a big investment. In fact, one of the largest you will ever make in your lifetime. However, there are many things you can do to ensure the process goes smoothly, and you know what your home is like from the foundation to the roof.
While the lender may choose the appraiser, you choose the home inspector. This is because the inspection isn’t for the lender. IT’S FOR YOU. A home inspection helps you, the buyer, see if there are concerns or problems with the property – and if you still want to buy the house. At Guiding Light Home Inspection Services, thousands of buyers have trusted us to do this job for them. We reinforce our client’s faith and trust in us as the inspector by completing a thorough inspection, explaining the process and our findings as we go, and providing you a detailed report to refer to after the inspection. Our goal is to make you feel better about the entire home buying process by ensuring you are aware of each system of the home you are purchasing.
Many clients come in with concerns and feel stressed about an upcoming home inspection. As your inspector, our job is to give you an honest, thorough evaluation of the property while educating you as to what any potential issues can mean for you. Keeping an open mind through the process is the best option. Our passion is to help our clients understand all the systems that make up their potential home and to ensure it is in sound structural and mechanical condition. To do this, we inspect the house itself and all its systems, from whether doors open properly to the plumbing draining the tub correctly. We further inspect the outside, from the foundation to the roof, and the grounds, whether you have a septic tank, sprinklers, or a pool. If a problem is found within any of these systems in the house doesn’t mean that the sale can’t go through. In many cases, the seller may repair the problem or contribute towards repairing it, and you can get the house you really like, after all. Just stay open- minded during the inspection and afterward as you look through the report. This will help you make the right choice on whether to buy the house.
Not only do we help home buyers, we also assist homeowners who are ready to sell their current property as they move to a larger house or relocate. We offer what’s termed a pre-listing inspection which helps sellers know any potential issues of their home before putting it on the market, allowing an opportunity to repair or consider compensation if there is an issue which is deficient. A pre-listing inspection gives a seller an advantage, having their home professionally inspected, and helps to place them in a better negotiating position.
